Town Planning Approves Partial FAR Purchase Policy In Gurugram, Direct Benefit To Common Man

Approval of partial FAR procurement policy in licensed colonies.

The Town and Country Planning Department has given a big relief to the common people by approving the partial FAR purchase policy in licensed colonies at the beginning of the new year. Now, for the construction of a house, FAR will have to be paid only for the amount of construction done. With this, people will not be forced to buy the full FAR.

Under the new policy, FAR will be charged for the number of floors constructed in licensed residential colonies. Earlier, even when building a house of two and a half or three floors, one had to purchase the entire FAR of four floors, which caused additional financial burden. Now for construction of two and a half floors, only FAR for half the floor will have to be paid. Similarly, only three floor charges will be applicable on three floors and four floor charges will be applicable on four floors.

License colony residents will benefit the most from this change. Earlier, to build a three-storey house on a 500 yard plot, one had to pay more than Rs 30 lakh as FAR fee, which will reduce to around Rs 20 to 25 lakh after the new policy. This will result in direct financial savings to the people.

Navish Sharma, President of Architect Association Gurugram, welcomed this decision of the government and said that this policy is in the interest of the general public. This will reduce the cost of house construction and people will be able to get houses at affordable rates.

With the partial FAR policy, people will now have to pay as much as they want to build. This will provide facility to purchase FAR as per requirement and will provide relief from unnecessary expenditure. - Praveen Chauhan, DTP Planning Gurugram
