Allahabad High Court has stayed that order of the state government.

The Allahabad High Court has stayed the state government's order granting relief to real estate developer Sunworld City in its long-running dispute with the Yamuna Expressway Industrial Development Authority (YIDA). This included instructions relating to relaxation of the 14-year void period and disposal of leases on undisputed land.
Justice Arun Kumar passed the interim order while hearing the writ petition filed by YIDA on December 3. In this, the decision of July 2 of the state government was challenged, which was issued under Section 41(3) of the Uttar Pradesh Urban Planning and Development Act, 1973. The court had stayed the implementation of the disputed government order and issued a notice to Sunworld City.
All the defendants were given six weeks time to file counter affidavits. The effect and operation of the disputed decision of July 2, 2025 passed by the state government will remain suspended. YIDA had allotted about 103 acres of land in 2011 to Sunworld City in Sector 22D for the township project. Due to a dispute, about 38 acres of land was not in physical possession of YIDA. YIDA canceled the allotment citing non-payment of lease premium.
The developer then moved the High Court in 2012. YIDA executed the lease deed for about 65 acres of land on September 14, 2012. YIDA also allowed zero period from November 16, 2011 to December 31, 2016 on the area affected by the stay order of the High Court. Issued a demand letter on April 24, 2024, giving Sunworld City an opportunity to revive the project by paying 25 percent of the lease premium.
