Jagran correspondent, Ghaziabad. To promote planned urban development, GDA has effectively implemented the mixed use system. This change will reduce the rapidly increasing population, limited land resources and traffic pressure in the city and will also reduce pollution.

The Authority has implemented mixed land use development for two or more land uses such as residential, commercial, office, institutional and recreational on the same plot, building or area.

While giving information, GDA Vice President Nand Kishore Kalal said that this will ensure maximum use of balanced land, reduction in unnecessary traffic and providing facilities of daily needs to the people at one place.

Mixed-use developments will prevent people from having to travel far for housing, employment, shopping, education and entertainment. This will not only save fuel but also reduce pollution.

Applications for registration of mixed-use plots of Madhuban Housing Scheme will be accepted from February 25 to March 13, 2026, while allotment will be done through auction on March 18, 2026.

Flexibility in development standards

GDA has made the standards for mixed-use development extremely flexible. These include no restrictions on building height and minimum plot area, parking provision as per use mix and facility to purchase base and premium for FAR.

Additional FAR conditions will also be applicable for main use on roads 24 meters or more wide under the Geo-Mixed Use Rule.
