Jagran correspondent, Shahjahanpur. About 75 percent of the GIS survey of properties being conducted by the Municipal Corporation in the city has been completed. The survey of the remaining properties is expected to be completed soon. Properties are being scientifically evaluated through GIS survey, due to which the possibility of increase in house and water tax is being expressed.

At present, the annual tax bill of Rs 800 to Rs 900 is being issued to the building owners, which may increase by about 25 percent in the coming time. After completion of the survey, objections will be invited by issuing a notice under Section 213 to every building owner. If no objection is raised within the prescribed time limit, it will be assumed that the building owner has accepted the new tax assessment.

If any building owner claims that the area of his house is less or water supply pipeline is not available, then his objection will be resolved after an on-site investigation.

However, the objections of only those building owners who have deposited the tax till the financial year 2026 will be considered. The GIS survey has revealed that earlier there were 57 thousand properties registered in the Municipal Corporation limits, now their number has increased to more than 80 thousand.

Accurate estimation of the built up area (covered area) is being done in satellite based survey. Earlier, out of 57 thousand properties, 11 thousand were commercial and 46 thousand were residential. After completion of the survey, the number of properties is expected to exceed one lakh.

House and water tax is collected at the rate of 11 percent each.

The Municipal Corporation collects 11 percent house and water tax based on the valuation of the property. The increase in the tax amount is considered certain due to the complete assessment of the properties after the GIS survey. Due to this, the current bill of Rs 800 can increase to around Rs 1,000.

GIS survey is being conducted using scientific method, 75 percent of which has been completed. After completion of the survey, objections will be invited by issuing notice under Section 213 to all the building owners and they will be resolved. Only the objections of those paying taxes till the year 2026 will be considered.
